Sure there are more than a couple items that could stand an updating/ change, but overall I felt this house was maintained well considering I'm sure it is rented almost constantly with it's amazing location and view. Snorkeling in the bay below is incredible and not all that difficult to get to if you follow the directions given.

We very much enjoyed our stay at Jade House. There were some small issues with the plumbing but overall things were great. The location can't be beat & the snorkeling was excellent. Some work on the cupboard doors is needed & the 2 windows covered in plastic didn't hold in the high winds. The flapping noise was very annoying. We would stay there again. It would be nice if someone could turn off the buzzer for the dryer as well. We are looking forward to a returning at some time in the future

All the repairs were promptly completed. The cupboard doors are now fixed as are the windows.
This is a lovely home. The setting was beautiful, we loved watching the turtles in the cove and the surfers on the point. Swimming with the turtles was a highlight for all of us. Pupus at the Sea House were fabulous, and being close to the Kahalua Trail was great for walking and biking. If you like noodle dishes, go to Star Noodle in Lahaina, off the beaten path.

The location was great. Napili beach is great for kids and the bay outside the window is wonderful snorkeling.

From the moment we arrived at Jade House we adored the location. It's on a beautiful side street, right next to a bay that at any given time has five or more turtles to snorkel with. The house itself is beautiful, and we didn't have any issues with cleanliness. The location can't be beat. It's big enough for 8 people, and having breakfast or dinner on the lanai, watching the bay, is something you'll remember forever. We would stay there again.

The house is overall good, with it's great location and views. A description of how to get access to the bay would be nice for future guests. It needs some upkeep and attention to finishing detail. The left master bath sink faucet is loose and dirty on top of the counter. The master air conditioner does not work. The kitchen has inadequate pots and pans, and the glassware needs updating and rounding out the # and selection. There was no garage door opener available, and we were too busy to track one down from you. This could easily be a 5 star property with attention to these and other minor cosmetic fixes. Keith Lanier

Garage door opener was replaced and the master bath sink was repaired/cleaned. Note house had substantial refurbishment, including painting and new furniture, since this guest's stay.
The location was lovely. Wish there was access to the bay. The house itself was pretty and unique. Wish it had been cleaner. Loved the floor plan and number of bedrooms. Would have preferred more bathrooms. View is spectacular. Wish there had been more outdoor furniture. The location was very convenient to some beautiful beaches that were good for my small children. Very nice restaurants in the area. Became quite fond of the Sea House. The gated road gave us a very secure feeling. Some parts of the house have been remodeled and are very nice. There is still work to be done. We could not get the BBQ and hot tub to work. We were evacuated due to a Tsunami warning. We spent the day up at the Ritz Carlton's pool which is just 10 minutes away. This house isn't perfect, but it's a very nice deal for the price.

We are delighted the guests had such a fabulous time. It is the first time in 20 years that we are aware of that the Hawaiian authorities asked people to evacuate for a day, and of course the tsunami never happened. The work is completed on the house. The guests did not contact the property manager about either the BBQ or the hot tub, and had they done so the property manager would have shown them how to work those (they were in perfect working order). The bay can be accessed through the nearby condominuium complex as indicated in the description of the house and we are sorry the guests did not notice that advice.
The Jade House was a nice location. The house itself needs some repairs and updating. I did not feel it was that clean, but with everything being old, it may be difficult to clean. The master bath outlet would cause the electricity to go out whenever a blow dryer was used. The master bath faucet was coming loose with lots of rust coming off and falling in the sink. The couches in the living room were old and uncomfortable. The owners used covers that did not fit and came off all the time. The house is in a neighborhood of million dollar homes (the one across the street is on the market for 8 million), so I determined if the house had been in better condition the rental amount would have been higher. I definitely recommend the owner do some work. The pictures on the website give the impression the house is pristine which it absolutely is not. The location was great though. We could walk some distance to some nice beaches. It is unfortunate that there is not a good way to get to the cove in back of the house. We tried walking behind a couple of the houses and the owners were not excited about us doing that so we had to walk on the street for to access the cove. I don't think I would rent this house again unless some of the repairs were done.

We have just repainted the house (outside and inside) and laid new carpet. The street is now a gated community, making it even more attractive and exclusive to stay there. And of course the house is right on the cove overlooking the ocean with a fabulous view of Molokai. We also added free broadband internet in addition to the HDTV cable channels and new large LCD screen in the main living room. As of 1/10/10 all repairs have now been completed to the house - it has new paint inside and out and new carpet, too.
I don't think this house could have been in more of a better spot. The views and scenery are outstanding. I would stay stay there again.

Great house in a great location!!! Beautiful views from almost every room... hottub was great to get in after a long day of swimming, hiking, etc. We enjoyed watching the whales playing out in the ocean, you could see them so clear! Also the turtles down in the cove were fun to watch and snorkel with, there were so many of them!!!! I loved that the bedrooms were downstairs where you could hear the waves crashing below, very peaceful!! We had some bad weather while we were there (this part of the island is rainer than the south and west) but it was still enjoyable. Napili Beach was a little small so we drove to Kaanapali (only 5 - 10 mins away) and hung out there most days... great snorkeling and fun cliff jumping! As for the unit the house is amazing!!!!! Very spacious and clean. Everything in the kitchen worked well and the beds and couches were very comfortable. I definitely now prefer to stay in a house versus a hotel. We went down to the fish market twice (just down the street) and cooked fresh mahi mahi and shrimp at the house. I highly recommend that over going out every night. If you enjoy snorkeling you will LOVE the location of this house. To get in the cove however you do have to walk to the street and around (the house sits up on a cliff so you are unable to get directly in the water). I was worried about not having A/C but this was not an issue at all. In fact it was almost too cold at night, we had to shut some of the windows! We did go during a cold week (it was in the lower to mid 70s) but the trade winds are great in this area so the house stays cool and as breezy no matter how warm it gets outside. We did a catamaran sail to Lanai which was great and the Drive to Hana was amazing, this is a must do while on Maui!!! I highly recommend this house and location... however if you prefer warmer air and water temperatures do not go in winter! the water was about 74 degrees (very cold) however we heard in the summer it gets to be about 80 - 82 degrees!!! Also we learned that the south part of Maui has the most sunshine, so that is also something to consider b/c its about a 50 minute drive from Jade house to South Maui... We will definitely stay @ Jade House again!! Highly recommended!

Three stars out of 5. A wonderful home that is slowly decaying. If you squinted your eyes you could imagine what it once was. Don't get me wrong, the place in its location is worth millions. The house accross the street is selling for 8 million. Even as a rental though, there needs to be some preventive maintenance. All the ground floor windows need updating (rot) and many of the rest. Although it turned out to be perfectly fine, my initial reaction was not good. The carpet downstairs needs to be replaced, it's actually torn and totally worn. The kitchen cabinets need to be properly cleaned with new bumpers put on. The sticky part of the bumpers is all that remains and the cabinets don't have knobs so they were difficult to open. The washer and dryer beeps a lot when in use and could be fixed too. The agent I dealt with at Hawain Beach Rental agency, Renee, seemed confident that the home had only a few steps. I asked her directly if there were many because at 83 my ankles and legs are very week. Much to my dismay the home had multiple levels. I had to go up and down stairs a lot. With that said the home was a good choice for a group of people to enjoy. One of the 4 bedrooms was a loft that my daughter and husband ended up with. The house is not perfect for 4 couples. Three couple and up to four kids in the loft woulld be great. The master bedroom is the best. Being right on the water and hearing the waves crash against the rocks was wonderful from all parts of the house. Turtle we constantly in the waters below. Most of my children and their spouses snorkled as I watched from the balcony. The house is only 20 feet from a twenty foot drop to the rock lined cove. I enjoyed watching everything, including dozens of whale, from most any part of the house. I wish there was access to a beach from the house, but a short drive wasn't bad. We all felt safest in the gated community, but didn't feel threatened anywhere. We weren't disappointed with any of the resturants we went to, but Kobe had great food and the best sushi. The weather and beauty is the best part of Maui. It's getting overpopulated and polluted, but is still beautiful. My advice for someone staying here is not to expect 5 star perfection, like at a fine Hotel. The home has everything you need to enjoy your time there including a grill, a hot tub, great cookware and the ocean. A beautiful setting that was worth what we paid. We didn't pay the asking price so we were happy to stay there and would stay again for the same price.

Its location, the setting, spaciousness, a good location for a family reunion!

Beautiful Napili tri-level home above a great snorkeling cove. Wonderful tradewinds breeze throughout the home so no A/C wasn't a problem. Parking is very tight. Highly recommend. Will definitely return.

I took the entire family to Maui and our stay was wonderful. I heard nothing but wind and waves as we relaxed on the turtle-filled cove. The house was very accommodating for 8 and we would return.

The location of the Jade House was truly awesome! We loved the bay and the turtles and whale watching from the balcony. The landscaping and the flowers were beautiful. That part of the vacation was terrific. truly beautiful

Appliances and furnishings need to be updated but, our overall stay was wonderful. The house has a great location, especially during whale season. We plan on coming back next year.
