Air Conditioning: Year round temperatures range from the low/mid 70s to the mid/upper 80s. If AC is important to you, look for a condo with a mini-split AC system like ours. Most condos at Kona Reef and elsewhere on the big island have wall units off the lanai which effectively only cool the living area and not the bedroom. In addition, wall units create a lot of noise on the lanai and even inside the condo. Our new powerful mini-split system is quiet (inside and out) and does a great job of cooling both the bedroom and the living area.

Noise: Our condo is located near Alii Road and adjacent to a public beachfront park, so you may experience some road and park noise. However, weve taken steps to ensure a peaceful stay by installing upgraded glass that significantly reduces noise levels.

* Location and Access: The condo is situated on the 3rd (top) floor. Access is convenient via a combination of an elevator and just 8 steps up.
